How do you design a residential development that becomes a natural part of the city centre, not just another standalone investment?

The First District in Katowice is an example of a project where architecture, local history and residents’ needs come together in a coherent and carefully considered concept. Developed by TDJ Estate and designed by Medusa Group, the project demonstrates that contemporary housing can successfully respond to urban, social and quality-of-life challenges at the same time.

A new district in the heart of Katowice

The First District is located next to the Katowice Cultural Zone, one of the city’s most important and recognisable areas, home to the iconic Spodek Arena, the Silesian Museum and the NOSPR concert hall. For years, this area has symbolised the transformation and ambition of Katowice. The development forms part of the wider regeneration of former post-industrial land into vibrant, fully integrated urban spaces that serve both residents and the broader community.

Architecture in dialogue with its surroundings

The First District was designed by Medusa Group, a studio known for its bold yet responsible architectural approach. As architect Przemo Łukasik emphasises, designing in dialogue with the city – its scale, history and social context – was a key priority.

The development was planned as a multi-phase project comprising buildings of varying heights, arranged around open communal areas, green spaces and pedestrian pathways. This layout ensures natural light, privacy and a seamless connection with the surrounding urban environment.

Shared spaces as a core element of the concept

One of the defining features of the First District is its thoughtfully designed communal areas that encourage neighbourly interaction. A good example is the Meeting Zone, a space created for everyday conversations, coffee breaks and community events.

This solution is particularly valuable when private apartments are not always suited for hosting guests. The shared areas act as a natural extension of the home and play an important role in enhancing residents’ overall quality of life.

Responsible design and public consultation

The First District also reflects a responsible approach to development, where public consultations and close cooperation between the investor and architects played an important role. As a result, the project responds to real user needs related to comfort, accessibility and functionality.

This demonstrates that modern residential developments do not have to be closed enclaves. Instead, they can become integrated parts of the city, strengthening the urban fabric and improving the quality of public space.

The First District goes beyond the traditional definition of residential construction.
