Our latest B2B customer survey, gathering insights from 94 respondents across many European countries and Canada, highlights the increasing importance of balconies, the growing demand for multi-climate solutions, and the role of glazing in enhancing building aesthetics, value, and sustainability. 

Role of balconies in multi-residential construction

Balconies continue to play a crucial role in residential design, with an increased importance rating of 84%. Their aesthetic value is also on the rise, as respondents rated the positive impact of balcony glazing on building design at 78% and its role in boosting property value at 83%. These numbers confirm that balconies are not just add-ons but integral to modern housing projects. 

Future trends: multi-climate balconies

A key trend emerging from the survey is the demand for multi-climate balconies—spaces that seamlessly transition between different zones to enhance year-round usability. This trend indicates the need for flexible solutions that adapt to seasonal variations, maximizing comfort and functionality. 

Key benefits of balcony glazing

Survey respondents identified several advantages of balcony glazing, reinforcing its role in improving residential living conditions: 

  • Enhanced living comfort & space: Improves usability and creates a seamless indoor-outdoor connection (82%) 
  • Increased property value: Adds to the building’s attractiveness and market appeal (81%) 
  • Protection from weather elements: Shields from wind, rain, pollen, and temperature fluctuations (82%) 
  • Noise reduction: Creates a calmer living environment (80%) 
  • Reduced maintenance needs: Extends the durability of facades and balcony structures (78%) 
  • Energy efficiency: Provides modest but measurable heating benefits (64%) 

Balcony glazing increases the value of the apartment, enhances its rental potential, and positively impacts the building’s façade. Energy savings for the housing company are also a benefit for the shareholders.

Sustainability & future developments

Sustainability is becoming a priority in procurement and design decisions (76%). Additionally, interest in solar energy integration for balcony facades (71%) points toward future eco-friendly balcony innovations.

  • Streamlined production & logistics scheduling 

The future of smart balcony innovations

Looking ahead, industry professionals envision a future where balconies integrate advanced technology and automation. Key innovations could include: 

  • Self-cleaning glass surfaces 
  • Sun-protection glass eliminating the need for blinds 
  • Automated glass stacking and opening systems 
  • Integrated solar panels in railing glass 
  • Automated ventilation to maintain optimal temperature 

The ideal balcony façade is long-lasting, stylish, and has a unified appearance but adds a distinctive edge to the otherwise grey mass. In the future, sun and privacy protection could be integrated into the glazing without the need for blinds. The glazing could also automatically ventilate the balcony if the temperature becomes excessively high. A balcony façade could even harness energy in the future.
