A 55-metre building in Warsaw – modernity and functionality of W-20

This project immediately attracts attention with its clean, geometric form and elegant façade featuring large glass surfaces. At its highest point, the building reaches 55 metres, becoming a new landmark in the skyline of Mokotów and the largest project ever completed by the cooperative.

Thoughtful architecture and details that make a difference

The architectural design was created by PAR Projekt – Tadeusz Szumielewicz and Partners, while the general contractor was Droma Construction (formerly Alisma Construction).

W-20 consists of buildings of varying heights — from 6 to 17 storeys — comprising 165 apartments ranging from 30 to 90 m². The common areas and façades were designed to a high standard, with strong emphasis on quality finishes, natural light, and greenery. The building is adorned with hanging gardens, while the ground floor features commercial and office spaces.

99 balconies with the Lumon system

The Lumon balcony glazing systems became an integral part of the architectural concept, allowing residents to enjoy their outdoor space all year round, regardless of the weather.

A total of 99 balconies were fitted with the retractable Lumon Glazing – a modern frameless solution that enables easy opening and closing of glass panels.

In total, we supplied and installed 1,341 m² of glazing, which not only improves acoustic and thermal comfort, but also creates an aesthetic extension of the apartment interior.

For projects of this scale, the key is to combine aesthetics with functionality. The retractable Lumon Glazing fits perfectly into the modern architecture of W-20, providing lightness, safety, and durability.

Piotr Turkowski, Regional Director at Lumon Polska

More room for life – even in urban architecture

Lumon balcony glazing is not only a solution that increases the value of an investment, but above all a way to create “more room for life” – the idea that guides all Lumon projects.

In buildings like W-20, where every square metre matters, the ability to transform a balcony into a functional space for relaxation, work, or greenery provides real added value.

Cooperation and implementation

The following partners were involved in the project:

  • MSM Energetyka – investor
